As another school year approaches and summer vacations are a thing of memory, it is valuable to assess the real estate market again in Edmonton. DENNIS’ SEPT. 2013 ‘Edmonton and Area’ Real Estate Update Mortgage lending rates are on the increase. In fact, the low rates that homeowners have enjoyed for an extended period of timemaybe a thing of thepast. Ratesunder3%were commonplace just a fewmonths ago;now, as Iwrite, they are at 3.49% for a 5 year closed mortgage and threatening to go higher.

I just received this note from a mortgage broker about the probable effect of the emerging Syrian crisis on mortgage rates:

The possibility of US led military action in Syria has capital seeking safety. Equity markets started to sell off late yesterday afternoon after US Secretary of State John Kerry declared the Assad regime would be held accountable for using chemical weapons on Syrian civilians. This could spark a round of interest rate hikes. The MORAL of the story is simple—if you are thinking of buying a home in the next while, lock your rate in ASAP if you want to save money over the next five years!

NOTE the following highlights of the Edmonton marketplace:

• The average price of a single family home is now $410,400 [down about $8,000 from July but up 3.4% from one year ago. We are inching back towards the record setting price of 2007-08 when the average single family home topped out at $427,000. • The average price of a condo is now [July 2013] $242,500 [up 2.6% from one year ago]. • There were 1,736 residential sales in July • The average days on market for properties that sell is 49 • The secret to selling a home continues to be a combination of location, condition and PRICE. Buyers do extensive shopping before they make a final decision! As always, I appreciate your loyalty and friendship. If you are thinking of buying or selling (or, know someone who is), I am just a phone call away! I would love to hear from you! Dennis Dennis Philps

Colour Schemes

try.Choose one colour tobe themain colour and accent with the others. This brings a bit more variation to the roomwhile stillbeing rather safe andeasy to coordinate. Last is the complimentary colour scheme, which is a bit more difficult to pull off. This scheme uses colours that are opposite of each other on the colour wheel like red and green, violet and yellow or orange and blue. These highly contrasting colours create a vibrant look and should be used as accents more so than main colours to start. As you get thehangofusing colour in yourdecorating, feel free to break the rules or stretch the limits to see what you come up with.

Usingcolour inaspacecanbe rather intimidating tomany homeowners.Luckily there are a fewcolour schemes you can follow that are pretty easy to master. The first is a monochromatic scheme meaning everything is a part of the samecolour family. For instance, ifyou really likeblue and you want your bathroom to have a monochromatic colour scheme, you could paint the walls a light blue, accent with dark blue towels and accessorize with blue and white (or black) soap dishes, etc. If you want a bit more colour, try an analogous colour scheme. Analogous colours are those that are beside each other on the colour wheel - like yellow, yellow- green and green or give blue, blue-violet and violet a
