PREPARING YOUR HOME FOR THE COMING SEASON Winter is Coming – was a recurring Game of Thrones catchphrase, but in Canada the approach of winter is a cold and hard fact. Fortunately, there’s plenty of time to prepare for the onset of winter. Here are a few simple steps to make your home comfortable and energy efficient. Heating System: This may be the biggest drain on your finances. One simple thing to do is replace your furnace’s air filter in accordance with the replacement schedule set out by the manufacturer. If your home uses baseboard heaters, then vacuum vents prior to turning them on. While you’re down there, make sure nothing is wedged into corners or crevices. Perimeter Leaks: Your home, regardless of age, is not airtight. No matter the cost or design there must be movement of air into and out of the home. But excessive movement translates into drafts, cold spots and unnecessary expense. A use of caulking and weather stripping is probably one of the easiest and most economical ways of heading off this energy drain. Insulation: Having the correct level of attic insulation might be the best investment you can make to ensure your home is comfortable during the winter. This is especially true for older homes which could have been constructed employing blown insulation or other dated building techniques. Weather stripping around attic hatches and doors is another fix to stop the unwanted flow of air.

BIOPHILIA: MELDING THE INDOOR WORLD WITH NATURE Deep within every Canadian is a love of nature – it’s part of our shared genetic roots. While Canada was historically a rural nation, today’s Canadians are increasingly urbanites, living in cities far from the forests, rocky shores and prairie vistas of their forefathers. Finding a way to bring the natural world into a modern setting is at the heart of a unique school of design referred to as biophilia. Originating from the Greek word ‘philia’ meaning ‘love of ’, biophilia literally means a love of life or living things. All humans have a deeply engrained love of nature within them, but the contemporary world has pushed that part of our make up into the background. Biophilia wants to change that by constructing homes and buildings that are not merely energy efficient, but in many ways simulate the natural world people yearn for. Biophilic design is much more than just putting a few plants around the office or in the living room. A concept developed in the 1990s by two Harvard scientists, this design suggests that new buildings and architectural projects must be built to a higher and much greener standard. As a result, for any building to be considered biophilic it must not only be energy efficient with a small carbon footprint, but also be a place fit for a tree, and a human, to live sustainably. It’s estimated that North Americans spend 90 percent of their lives indoors, far from our genetic roots. Biophilic design wants to reawaken that primal aspect of our nature by ensuring the indoor world is as healthy and welcoming as the outdoor one. THE WORLD’S EASIEST BEEF STEW RECIPIE INGREDIENTS: 1 1/2 pounds beef stew meat, cut into 1-inch chunks

4 cups beef broth 3 tablespoons quick-cooking tapioca 1/2 teaspoon dried thyme leaf 1 teaspoon salt 1/2 teaspoon black pepper

4 potatoes, peeled and cut into 1-inch chunks 4 carrots, peeled and cut into 1-inch chunks 1 onion, chopped

DIRECTIONS: 1. Preheat oven to 350º F. Coat a 9 x 13 inch baking dish or 2-quart roaster with cooking spray. 2. In a large bowl, combine beef, potatoes, carrots, and onion. In another bowl, combine beef broth, tapioca, thyme, salt, and pepper; mix well. Pour broth mixture over beef mixture; mix well then pour into prepared baking dish and cover. 3. Bake 2 to 2-1/2 hours, or until beef is very tender. Serve and enjoy!

The product has become increasingly popular with builders due to the variety of applications it can be used for, as well as its relatively low cost. Particleboard is also considered an eco-friendly material as it uses wood wastes that would otherwise be burned or disposed of. Particleboard is often used as a substitute for plywood or medium density fiberboard as a means of lowering construction costs. Cabinetry, flooring, underlay and partitioning or wall paneling are the most common uses. Widely used in the Canadian construction industry, particleboard is created by collecting sawdust, wood chips, fibers or even small scraps of wood together, then placing the mixture under intense pressure and infusing it with resin. The resulting product is a hard, flat building material that can be used for a variety of residential and commercial construction uses. Particleboard is literally used from the ground floor to the roof.

A BRIEF LOOK AT TERMINOLOGY USED IN THE REAL ESTATE WORLD When you’re a home buyer, especially for the first time the process can seem complex and more than a little confusing. One aspect of that confusion stems from the various terms and words used routinely by real estate professionals. Here are some definitions of the more regularly used real estate terminology. • Down Payment: This is the amount the buyer must put down towards the purchase price of a new home. The remaining balance of the price is what the buyer must borrow, typically in the form of a mortgage. The down payment is normally paid to the lawyer the week before the closing of the sale. • Property Disclosure Statement: Sellers of the property are required to fill this legal document out to answer all questions related to the condition of the home, to the best of their knowledge, prior to sale. From the buyer’s perspective it’s important to have this information but in many cases the sellers may not have all the answers they may require. It’s therefore up to the buyer to do their own due diligence prior to the closing. One way of doing this would be to organize a home inspection before the sale completes. • Title Search: A Title Search is a document that states who legally owns the home and if there are any other legal notations or impediments assigned to the property. This could include things like access right of ways, local building restrictions, any pending litigation and others. If uncertain how to proceed buyers are always encouraged to seek out professional legal advice before committing to a sale. By understanding the common terminology it’s hoped the process of buying a home will become simpler and ideally a much more positive experience.
