NEED MORE INTERIOR SPACE? CONSIDER A SUNROOM ADDITION

If you’re thinking of adding onto your home, consider a sunroom rather than a full addition. The difference is that full additions usually extend the foundation of the original home, while sunrooms usually sit on a floating slab and thus considerably reduce the cost. Of course, like with any renovation, a sunroom’s cost can skyrocket, but if you want to keep the price low, consider a prefabricated kit. Kits vary but usually come with premade wall and roof panels along with the windows. A qualified technician then sets up the pieces, but if you have some building knowledge you may be able to assemble it yourself. Just be aware of a few common misconceptions before deciding which way to go. For example, sunrooms do require building permits – even small ones. Also, don’t assume a prefab sunroom will be cheaper than a traditionally built one as several factors play into the cost. The best thing to do is reach out to a few local contractors and ask if they have experience building sunrooms to get a feel for pricing.

SIMPLE DIY PLANTER BOX

This DIY planter box is the perfect home for flowers, herbs and veggies!

SUPPLIES: •

INSTRUCTIONS: 1. Grab the measuring tape and pencil and divide the wood panels

Two pine wood panels 1” x 11” x 72” Measuring tape and pencil Brad nailer and nails (or hammer and nails) Drill and wood screws Jigsaw

into the following sizes: One: 34” x 11” (bottom) Two: 36” x 11” (sides) Two: 11” x 11” (ends)

Now, cut the wood with a jigsaw.

3. Attach together using a brad nailer or a hammer and some nails. 4. Once your box is constructed, lightly sand it before you paint the exterior using your favourite summer colour and your roller brush. 5. To create the legs of the planter, cut each dowel in half using a jigsaw. Find and mark the center of the dowel and drill a small hole into the base of each one. 6. Mark the location of each leg 3” away from the edges on the inside of the finished planter. Drill a small hole for each leg at the bottom of the box. Grab the dowels and, using the wood screws, attach them from above. 7. Add your plants and enjoy!

If your debt load is high compared to your income it can be tricky to get approved for a mortgage. One other thing you should definitely be doing is speaking openly about your current finances and financial goals. Draw up a budget and remember to include everything that comes with home ownership, such as property taxes, utility bills, regular maintenance costs and an emergency fund for those “just in case” situations. Buying your first home together should be more exciting than it is stressful. Being prepared is the best way to ensure that will happen.

Hamilton, July 5, 2022 - The REALTORS® Association of Hamilton-Burlington (RAHB) reported 995 sales of residential properties within the RAHB market area through the Multiple Listing Service® (MLS®) System in June 2022. Sales were down by 19.2 per cent fromMay 2022 and down by 37.8 per cent compared to June 2021. There were 2,543 new listings in June 2022, which was down 3.3 per cent fromMay 2022, and compared to June 2021, there was an increase in listings of 27.1 per cent. The average sale price for residential properties across the RAHB market area was $946,026, which was down five per cent fromMay 2022, and up nine per cent compared to June 2021. There were 2.6 months of inventory* in June 2022 compared to 1.7 months in May 2022. “Similar to May, sales activity in June was below the five and ten-year historical averages. This was the experience for all dwelling types and sub-regions across the RAHB market area,” says RAHB President Lou Piriano. “In June, mortgage rates increased by 0.5 per cent, and as a result, some potential buyers have likely delayed their purchase because they may be taking a “wait and see” approach to the market or they can no longer qualify. The overall residential average sale price across the RAHB market area fell five per cent from May to $946,026, while the months of inventory climbed above the two-month mark for the first time in over two years.
