LAYERING RUGS There are a multitude of reasons why area rugs can be a great addition to a room's decor. From protecting the flooring, to reducing noise to adding comfort and warmth, many homes use them for a variety of reasons. Layering rugs is gaining popularity as well and is also done for a number of reasons. From defining an area in a larger room (like a reading nook in the living room) to covering stains or worn areas in permanent carpet to just making a bold statement, designers often suggest to clients to layer rugs in their rooms. It's an option in many cases as you can bring in high quality or bold pieces that you love, that wouldn't normally fit the space and still make it work. Here are some tips to consider when layering rugs: • the base rug should be large enough to fill the space • a neutral base will allow for more versatility • vary the shapes; you don't need to layer a rectangular rug on another rectangular rug, for instance • play with textures to create depth, interest and warmth • think complimentary and contrasting not conflicting when layering patterns, colours and textures • consider traffic flow and be aware of tripping hazards - anchor base rugs and use rug pads where possible.

PREPARING YOUR ENTRYWAY WHEN SELLING The entryway to your home is not only where buyers will first step into your home but also will give them their first impression of your space. Take a few moments to ensure your entryway welcomes buyers and showcases the feel of your home. Start with the door itself. Ensure it's clean, in good repair and doesn't squeak when it's opened. Replace worn hardware or add a fresh coat of paint to give it an updated look. Furthermore, invest in a new welcome mat for people to wipe their shoes off on before they even step into the home. This also creates a welcoming feeling by showing you care about not tracking excess dirt and debris inside. Once inside, try to keep the entryway as spacious as possible. Whenever possible, remove bulky shoe racks, overflowing coat hooks, large tables, etc. Instead opt for pieces that serve a purpose but take up minimal space and allow guests to easily move into the rest of the home. A mirror on the wall can help make the space appear larger and natural light, paired with additional lighting, can illuminate the area and make it feel more inviting as well. Add a lamp if the layout allows to brighten the area even more. A decorative runner or area rug can bring in visual interest with colour and texture but also serve to guide people into the rest of the home.

BUILDING A POLLINATOR FRIENDLY GARDEN There is something tranquil about watching butterflies, bees and other pollinators flit from flower to flower as they help pollenate the world. Attracting these wildlife favourites to your outdoor space is relatively easy and beneficial not only to your garden, but for the surrounding ecosystems as well. Growing flowers and plants that are native to your region that flower at various intervals from spring to autumn is step one. A small variety is ideal as different pollinators have different needs and abilities. Bright coloured petals (blue, yellow and purple to be specific) attract bees the best and when planted in groups are easier for bees to spot. Keep the area natural and free from pesticides and synthetic fertilizers to keep the pollinators healthy. Butterflies and bees need places to nest, shelter and eat, so having ground cover of fallen leaves and open areas of soil can help provide them the type of location they're looking for. A small watering dish where they can perch to drink is also helpful. There are numerous online resources to find out what types of plants are native to your area and are best to attract pollinators.

GUTTER GUARDS CAN SAVE YOUR GUTTERS When you have trees in your yard or near your home, chances are you’ll have debris in your gutters. Gutter guards can be installed in your gutters and used to catch leaves, twigs and such and prevent them from clogging up the gutters while allowing rainwater to flow freely away from your roof and to a downspout. The idea is that you won’t have to clean the gutters as often and they will prevent clogs from occurring. You will still need to clean the gutters, just less frequently and it should be easier to clean gutters with guards as opposed to gutters without. They are costly to install initially, but can save money over time because you won’t have to have the gutters cleaned as often and you may prevent water damage from occurring. Buyers may also see it as a benefit and in turn guards can add value to your home. There are different types of guards you can install and some will work better in certain climates and with different tree types. It’s best to do some research before purchasing or installing gutters.

GTA REALTORS® April 3, 2025 – Homeownership in the Greater Toronto Area (GTA) became more affordable in March 2025 compared to the previous year. On average, both borrowing costs and home prices have declined over the past year, making monthly payments more manageable for households looking to buy a home. “Homeownership has become more affordable over the past 12 months, and we expect further rate cuts this spring. Buyers will also benefit from increased choice, giving them greater negotiating power. Once consumers feel confident in the economy and their job security, home buying activity should improve,” said Toronto Regional Real Estate Board (TRREB) President Elect Barry-Sproule. GTA REALTORS® reported 5,011 home sales through TRREB’s MLS® System in March 2025 – down by 23.1 per cent compared to March 2024. New listings in the MLS® System amounted to 17,263 – up by 28.6 per cent year-over-year. On a seasonally adjusted basis, March sales were down month-over-month compared to February 2025.
