Home sales come in below seasonal norm for February; overall inventory remains elevated

Windsor-Essex County – The number of homes sold through the MLS ® System of the Windsor-Essex County Association of REALTORS ® totaled 293 units in February 2026. “Not much changed in February. Sales were basically the same as January totals, but they were noticeably lower than a year ago, so it appears buyers are still taking a cautious approach. What is really shaping the market is supply. New listings dipped slightly from January and were up only marginally compared to last February, but they still came in well above what we would typically expect for this time of year. Overall inventory crept higher, remaining elevated compared to seasonal norms,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS ® . “On the pricing side, there wasn’t much movement either. The MLS HPI ® benchmark composite price was essentially flat from the end of January and slightly lower than this time last year, with stronger prices in the townhouse segment helping to soften the overall dip.” The average price of homes sold in February 2026 was $520,108, a decline of 5.7% from February 2025. There were 868 new residential listings in February 2026. Active residential listings numbered 1,598 units on the market at the end of February, increasing by 15% from the end of February 2025.
