Home sales rebound as new listings hit record high in October

Windsor-Essex County, November 2025 – “After a couple of slower months sales bounced back in October, climbing back above the 500-home mark. That is a solid performance for this time of year and a sign that buyer activity is holding steady despite broader economic pressures. The number of newly listed homes set a record for the month of October,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS ® . “On the pricing side, the MLS ® HPI Benchmark price edged up from September. Overall inventory remains elevated, which continues to offer buyers more options to choose from than they’ve had in recent years. In other news, Windsor Essex advanced a regional affordable housing strategy and launched a new community housing plan, aiming to add thousands of units and expand rental options. This is good news for our local market and will help to address future demand.” The average price of homes sold in October 2025 was $556,188, a small reduction of 2.3% from October 2024. There were 1,413 new residential listings in October 2025. This was also the largest number of new listings added in the month of October in history. Active residential listings numbered 2,134 units on the market at the end of October, an increase of 20.9% from the end of October 2024.
