Chilliwack, November 2025 - “Home sales and new listings both dropped from year-ago levels as buyers and sellers alike withdrew from the market, a trend that we’re now seeing based on the past few months of data,” said Emily Vernon, President of the Chilliwack and District Real Estate Board. “Inventory levels are holding fairly steady over the past several months at above-average levels. Meanwhile, with only two months left in the year it appears that average prices haven’t seen much movement compared to 2024. Barring any significant economic changes we’re expecting these trends to continue to play out through the early winter.” The benchmark price for single-family homes was $911,300, an increase of 5.1% on a year-over-year basis in October. By comparison, the benchmark price for townhouse/row units was $617,900, a slight reduction of 0.8% compared to a year earlier, while the benchmark apartment price was $422,600, edging down 0.4% from year-ago levels. The number of new listings saw a sharp decrease of 20% from October 2024. There were 353 new residential listings in October 2025. This was the lowest number of new listings added in the month of October in more than five years.
