The overall MLS ® HPI composite benchmark price was $754,900 in July 2025, increasing by 1.1% compared to July 2024. The benchmark price for single-family homes was $926,600, a gain of 2.3% over July 2024. By comparison, the benchmark price for townhouse/row units was $627,000, down only 0.3% compared to a year earlier, while the benchmark apartment price was $419,300, a decrease of 1.8% from year-ago levels. There were 490 new residential listings in July 2025. Active residential listings numbered 1,375 units on the market at the end of July. Months of inventory numbered 6.5 at the end of July 2025. Chilliwack, August, 2025 - The number of homes sold through the MLS ® System of the Chilliwack and District Real Estate Board totaled 211 units in July 2025. “Sales activity plunged on a monthly basis in the first half of the year as fallout from the tariff chaos took hold, but it seems that the housing market has shaken that off and is coming back to life,” said Emily Vernon, President of the Chilliwack and District Real Estate Board. “The past two months have marked a significant reversal in momentum. Although sales are still trending just below their average levels for this time of year, we’re no longer looking at the double-digit declines we saw in the first five months of 2025. An accompanying decline in new supply has supported a strengthening of the market balance, which no longer sits in buyer’s territory.”
