Chilliwack and District Real Estate Board MLS® home sales end 2025 on a quieter note

Chilliwack, January 2026 - The number of homes sold through the MLS® System of the Chilliwack and District Real Estate Board totaled 133 units in December 2025. “Although sales activity rebounded midway through 2025 it never fully recovered from the tariff fallout in the first half of the year,” said Emily Vernon, President of the Chilliwack and District Real Estate Board. “The past year was characterized by slowing demand and new listings but rising inventories as our local housing market was treading water just above buyer’s territory. Heading into 2026 we’re looking at a subdued market with prices moving sideways as we await the next moves from buyers and sellers in an environment where interest rates are unlikely to move any lower.” The overall MLS® HPI composite benchmark price was $726,000 in December 2025, down 1% compared to December 2024. The benchmark price for single-family homes was $887,400, down 1.1% on a year-over-year basis in December. The benchmark price for townhouse/row units was $599,500, down 3.7% compared to a year earlier, while the benchmark apartment price was $412,500, essentially unchanged, up just 0.7% from year-ago levels. There were 156 new residential listings in December 2025. Active residential listings numbered 922 units on the market at the end of December.
