Edmonton housing market activity may have hit turning point for summer

Edmonton, AB (August 2026) — The Greater Edmonton Area (GEA) real estate market reported 2,535 sales in July 2026, decreasing 7.6% in comparison to activity in June 2026 and 11.0% compared to July 2025. There were 4,258 new listings — a month-over-month decrease of 1.0% and a year-over-year increase of 0.6%. Inventory levels rose 0.9% from the previous month and are 17.9% higher than July 2025. Average selling price across all residential property types decreased by 1.8% from the previous month to $475,079, a price 2.6% higher than July 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $429,100, decreasing 0.3% from June 2026 and showing no change year-over-year. “A significant shift in numbers occurred in July, following seasonal trends as the spring market fervor has faded into the summer months. Decreased sales—despite ample inventory—softening prices, and longer days on market are strong indicators that demand is subsiding.
