Sudbury, February 2026 - MLS® home sales and new listings in Sudbury ease year over year in January. The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 106 units in January 2026. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $516,800 in January 2026, up by 15.9% compared to January 2025. The average price of homes sold in January 2026 was $471,092, a minor increase of 3.4% from January 2025. There were 146 new residential listings in January 2026. This was also the lowest number of new listings added in the month of January in history. Active residential listings numbered 350 units on the market at the end of January, down by 7.7% from the end of January 2025. Months of inventory numbered 3.3 at the end of January 2026.
