Let Your Lights Shine! Guest Article by Rachel Borrelli REALTORS ® often ask “Is it really necessary to change the lighting in a home when preparing a home for sale?”

We met Rachel in Calgary and were impressed with her. We asked her to write for RELATE to share some of

her knowledge with you. Here is some information that you can take to your next listing – and don’t forget to call Rachel if you're an agent in the Calgary area.

While I cannot guarantee a sale of a home, I can say that outdated light fixtures suggest work. Work does not suggest TURN KEY - a term every home buyer wants to hear. It means we can move in and slowly change the things we don’t like in order to make it our own. “My home, my way."

Now if you’re a handyman that may not mean anything, as it’s not a big job and it certainly does not need to be expensive! The big box stores and specialty lighting stores all have plenty of choices at all price points. So when do we know if we should suggest the lights be changed: • When they are rusty, damaged or just 20 years old and show it • When they don’t suit the standard of the luxury home you are selling • When there is inadequate/insufficient lighting to properly illuminate the room or closet • When they are disproportionate and out of scale What should it be changed to, and how trendy should the lights be? Think simple, stylish lights in silver or nickel metal with a brushed or shiny finish. Only use a gold light fixture when all the hardware in the house is still original gold. As a general rule, leave the rustic, industrial or super modern styles for newer homes. That does not mean you should not change out a single light because you cannot afford to change them all. If your front entrance and dining light are in the same view, then change both (but not every room). A dark and dingy home is not appealing and can make rooms appear smaller. Ensure the rooms are bright by replacing bulbs with the maximum lighting wattage the fixture will allow. Don’t forget to add supplemental lighting with lamps, which also create that peaceful, comfortable mood or task lighting for reading in a corner or for cooking under the kitchen cabinets. Another tip is to use a soft white or warm white throughout each room. Not yellow or a bluish white. At the very least, ensure that all the bulbs are giving out the same colour in a room. Refresh and dramatically transform or update your listing with the simple change of a light feature.

Benefits of Tactile Marketing There are essentially three ways to connect: Personal, Tactile and Digital. Let's focus on tactile connections: connecting with your clients via something they can hold in their hand like a keychain, a magnet, tickets to an event, a newsletter, a greeting card, etc. Tactile marketing is the next best thing to personal marketing to build relationships because you still get a physical connection without having to be there in person. The physical connection you achieve with a tactile marketing piece will make an impact on the recipient’s emotions and memory. The fact you put time and effort into sending them something shows you’re thinking of them and leaves clients with a positive feeling towards you. That positive feeling will put you top-of-mind when they (or someone they know) need a REALTOR ® . There has been extensive research done in the past few years looking at the value of tactile marketing in age groups from Millennials to Baby Boomers. It has been discovered that pieces a person can touch tend to be: easier to understand (in fact, it takes 21% less mental effort to understand print vs. digital marketing) more persuasive (a tactile piece motivates people to respond 20% more) make recipients feel more valued (by 57%) Tactile marketing increases your reach because it is easy to: share (71% of all consumers including 77% of Millennials will share a tactile piece) display (81% of tactile marketing gets displayed in the home or office) respond to (64% of recipients visited a website in response to direct mail piece) Tactile items will stick around the home for a while giving you maximum exposure (advertising mail is kept for 17 days, on average.) This stay ability gives time for visitors to snoop and see your information and time for your client to pass it along too. No matter how simple the item, your client will see the gesture as you taking the time and effort to give them something they can use and that’s what they focus on – the fact that you’ve still got their best interest in mind. Tactile marketing is the best type of marketing to outsource, give it a small personal touch and use it as your consistent, scheduled connection with your sphere – the one you know will happen even when you’re busy.

TIPS AND TRICKS • Did you know that if you

want to save a part of a PDF document, you can use the “print to PDF” option and select the page(s) you want to keep? Try it! Accidentally close a tab in your browser? Press ‘Control’ + ‘Shift’ + ‘T’ (or ‘Command’ + ‘Shift’ + ‘T’ on a Mac) and it will reappear. We all know pressing ‘Control’ + ‘Z’ is the shortcut for Undo, but did you know that most times you can undo an undo (or re-do) using ‘Control’ + ‘Y’? (‘Command’ + ‘Y’ on a Mac) When you’re editing text in an email or text document, to delete word by word (instead of letter by letter) hold down ‘Control’ while hitting backspace. When you’re plotting a destination into Google Maps, you can add stops along the route by clicking the three dots in the top right corner and selecting “Add Stop.”
